Innovation in appraisals

In an effort to modernize the appraisal process, address appraiser shortages, improve experience for buyers, and provide efficiency improvements for lenders, the GSEs have announced three new types of appraisals – Desktops, Hybrid Desktops and PDRs. All of which allow third-party participants to perform data collection services on behalf of lenders. Some restrictions apply.

What is Property Data Collection?

Property Data Collection (PDC) is a standardized process for third-party collection of property data like floorplans, room counts, pictures, and more, that don't need to be completed by an appraiser. Find out more about the different types of appraisals here.

Who can perform PDRs?

The PDR must be completed by a trained property data collector. The property data collector may be a non-appraiser, an appraiser or an appraiser trainee. Some restrictions apply, find out more here.

When will this be available?

Roll-out will start in select cities with a goal of nationwide availability in early 2023.
